Community Association Manager (HOA/Condo)

Also known as HOA Portfolio Manager, Condominium Property Manager, or On-Site Community Manager

Location: New Jersey and New York metro area; assigned community or portfolio varies

Employment: Full-time, direct-hire opportunities

Work Arrangement: Primarily on-site or field-based; limited hybrid flexibility may vary by employer

Anticipated Compensation: $80,000-$115,000 annually, based on portfolio size, property complexity, credentials, and experience

Position Overview

Elevated Career Path is building a network of experienced Community Association Managers for current and future direct-hire opportunities with companies that manage homeowners associations, condominiums, co-ops, active-adult communities, and planned communities throughout the NJ/NY metro area.

In these roles, you may manage a portfolio of associations or lead the day-to-day operations of one large on-site community. You will serve as a trusted partner to board members and homeowners while overseeing budgets, vendors, maintenance priorities, compliance matters, resident communication, and community operations.

How You Will Make an Impact

  • Serve as the primary management contact for boards of directors, committees, homeowners, residents, vendors, and internal support teams.
  • Translate board priorities into organized action plans, documented follow-up, and measurable community results.
  • Protect association assets through strong financial oversight, vendor accountability, preventive maintenance planning, and risk awareness.
  • Build trust through timely communication, calm conflict resolution, accurate records, and consistent enforcement of governing documents.
  • Create the operational capacity management companies need to accept new communities and grow their portfolios.

Key Responsibilities

  • Manage the daily operations of an assigned HOA, condominium, co-op, or portfolio of community associations.
  • Prepare board meeting agendas, management reports, action-item updates, and supporting materials; attend evening board or committee meetings as required.
  • Partner with board members to develop annual operating budgets, monitor monthly financial performance, explain variances, and support reserve or capital planning.
  • Coordinate vendor bidding, contract review, work scheduling, service-quality follow-up, and invoice approval within established authority.
  • Conduct property inspections; document maintenance, safety, compliance, and capital-project needs; and drive issues through resolution.
  • Interpret and administer governing documents, rules, architectural standards, and established enforcement procedures in a fair and consistent manner.
  • Manage homeowner questions, escalations, complaints, and sensitive board matters with professionalism and sound judgment.
  • Coordinate with accounting, legal, insurance, maintenance, compliance, and construction partners as community needs require.
  • Maintain accurate information in community-management software, owner portals, work-order systems, calendars, and client records.
  • Support emergency planning and respond to urgent property or resident issues according to employer and association procedures.

What You Bring

  • Three or more years of HOA, condominium, co-op, community-association, or closely related residential property-management experience.
  • Hands-on experience supporting boards, leading meetings, managing vendors, and addressing homeowner or resident concerns.
  • Working knowledge of association budgets, financial statements, accounts receivable, reserve planning, and variance reporting.
  • Ability to interpret governing documents and follow established compliance, architectural-review, and violation processes.
  • Strong written communication, documentation, organization, conflict-resolution, and follow-through skills.
  • Comfort using Microsoft Office and community/property-management platforms; experience with systems such as Vantaca, CINC, TOPS, AppFolio, Buildium, or similar tools is helpful.
  • Valid driver's license, reliable transportation, and the ability to travel between assigned communities when the position requires it.
  • Availability for periodic evening board meetings, community events, urgent issues, and occasional weekend responsibilities.

Preferred Qualifications

  • CMCA, AMS, PCAM, CPM, ARM, or another relevant community/property-management credential.
  • Experience managing multiple associations, a large-scale community, a high-rise condominium, or an active-adult community.
  • Experience supervising on-site staff or coordinating major repairs, capital projects, insurance claims, or developer transitions.

Compensation & Benefits

Anticipated base compensation is $80,000-$115,000 annually. Actual pay is set by the employer based on location, portfolio size, property type, credentials, and scope. Benefits vary and may include health coverage, paid time off and holidays, a 401(k) match, mileage or vehicle reimbursement, bonus eligibility, and credential support. Exact pay, benefits, and other eligible programs will be shared before you consider a specific opportunity.
